What We Do

A Thorough Inspection. A Written Report. A Clear Answer.

A bed bug inspection is not a quick walkthrough. Our certified specialists examine every likely harborage site β€” mattress seams, box spring staple lines, headboard brackets, furniture joints, baseboards, electrical outlets, picture frames β€” before writing a single word of the report.

You receive a detailed written report documenting findings by room, severity level, photo evidence, and recommended treatment options with pricing. If no bed bugs are found, you receive written confirmation. Either way, you have a clear answer.

Frequently Asked Questions

How much does a bed bug inspection cost?

A professional bed bug inspection typically costs $150 to $300 for residential properties in our NY, NJ, and PA service area. Studio and one-bedroom apartments start at $150. Two-bedroom units run $200 to $225. Three-bedroom homes and larger properties range from $250 to $300+. Multi-unit buildings and commercial properties are priced by scope. In many cases, the inspection fee is credited toward treatment if you book with us.

How long does a bed bug inspection take?

A standard one-bedroom apartment inspection takes 30 to 45 minutes. A two- or three-bedroom home typically runs 60 to 90 minutes. Larger homes and multi-unit properties take longer depending on the number of rooms and floors. Our inspectors do not rush β€” every likely harborage site is examined before we write our report.

What do I need to do before the inspection?

Minimal preparation is needed. Do not move furniture or bedding β€” we want to see the space as it normally is. Do not spray any over-the-counter pesticides before the inspection, as this can scatter bed bugs and make detection harder. If you have seen bites or live bugs, make note of which rooms and when. Clear the area around your bed and baseboards if possible.

What happens if you find bed bugs?

If we detect bed bugs, you receive a detailed written report documenting the affected areas, the severity level (light, moderate, or severe), photo evidence, and our recommended treatment options with transparent pricing. You are never obligated to book treatment on the same visit.

Can I inspect for bed bugs myself?

DIY inspection misses the majority of infestations. Bed bugs spend 90% of their lives hidden in cracks, seams, and voids β€” locations that untrained eyes routinely overlook. Studies show that professional inspectors detect infestations at far lower thresholds than self-inspection. The cost of a professional inspection is small compared to the expense of treating an infestation that progressed undetected.

What is the difference between a visual inspection and a canine (K9) inspection?

A visual inspection is a thorough, systematic examination by a trained technician who checks all known harborage sites β€” mattress seams, box springs, furniture joints, baseboards, electrical outlets, and more. A canine inspection uses a scent-detection dog to identify the chemical signature of bed bugs, which is useful for large properties or very early-stage infestations. We offer both. Our canine team is detailed on the K9 Bed Bug Detection page.

Do I need an inspection before treatment?

Yes β€” always. Treating without a confirmed diagnosis wastes money and can scatter bugs into adjacent rooms or units, making the infestation harder to eliminate. A professional inspection confirms the infestation, maps its extent, and guides the correct treatment choice (heat, chemical, or combination). Skipping the inspection is the most common reason treatments fail.

Can you inspect apartment buildings and multi-unit properties?

Yes. We inspect single units, entire floors, and whole buildings. For property managers and building owners, we offer inspection programs that include common areas, laundry rooms, stairwells, and adjacent units. Written reports for each unit are available for your records.

Can I use your inspection report for a landlord-tenant dispute or legal matter?

Yes. Our written inspection reports document findings with specificity β€” affected rooms, severity, photo evidence, and the date of inspection. These reports have been used successfully in landlord-tenant disputes, housing court proceedings, and insurance claims across New York, New Jersey, and Pennsylvania.

Do you inspect hotels, Airbnbs, and short-term rentals?

Yes. Hotels, Airbnbs, and short-term rentals are among our most common commercial inspection clients. A single confirmed bed bug report on a booking platform can devastate a property. We provide discreet, same-day inspection with written clearance certificates available upon request.
