Bed Bugs in New Jersey: Common Hotspots, Spread Patterns, and What to Do

By Jeff White, Research Entomologist & Scientific Director

New Jersey's Bed Bug Landscape

New Jersey has among the highest bed bug incidence rates in the United States, driven primarily by its position as a dense suburban corridor connecting two major metro areas (New York and Philadelphia) and its own significant urban centers including Newark, Jersey City, Paterson, Trenton, and Camden.

Orkin's annual bed bug reports consistently include multiple NJ cities in the top 50, with Newark appearing regularly in the top 25. The state's housing stock β€” a mix of pre-war urban multi-family, postwar garden apartment complexes, and single-family suburban stock β€” presents varied but consistent bed bug pressure across geographic areas.

Highest-Risk Areas in NJ

Camden County: The city of Camden and surrounding municipalities including Cherry Hill, Haddonfield, and Pennsauken have elevated bed bug activity patterns typical of dense urban-suburban transition areas. The Route 70 corridor's motel concentration in Cherry Hill creates consistent tourist introduction pressure. PATCO transit connections to Philadelphia introduce cross-metro transmission vectors.

Burlington County: Burlington City's older downtown housing stock and Mt. Holly's historic district row homes create similar attached-housing spread dynamics to Philadelphia. The Route 130 corridor with its extended-stay motels is a documented high-risk transmission zone.

Gloucester County: More suburban and lower density than Camden and Burlington, but Woodbury and Glassboro (Rowan University) generate the most activity. Student housing near Rowan creates high-turnover rental stock that's a common introduction pathway.

NJ Transit and Bed Bug Transmission

NJ Transit serves approximately 300,000 daily bus and rail passengers. While transit vehicles are a documented but relatively low-risk transmission vector compared to residential environments, the commuter population's daily transit usage to and from NYC creates a meaningful exposure pathway.

The greater transmission risk for NJ Transit commuters is not the train itself but the NYC environments they access: Midtown offices, Penn Station waiting areas, and Brooklyn and Manhattan apartments for frequent NYC visitors. The return pathway β€” from infested NYC environment to NJ home β€” is the transmission concern, not the transit vehicle.

Treatment Options in NJ: What's Available

New Jersey pest control companies serving the state's three southern MVP counties offer the full spectrum of bed bug treatments:

K-9 inspection services are widely available in the Camden/Burlington/Gloucester area, with inspection pricing typically 10–20% lower than comparable NYC-market pricing due to lower overhead.

Heat treatment is the dominant professional treatment protocol in the region, with most licensed bed bug specialists offering both whole-unit heat and targeted heat with chemical residual combination treatments.

NJ requires pest control applicators to hold a state license (NJ Department of Environmental Protection, Pesticide Control Program). Verify licensing before hiring any pest control company by checking the NJDEP pesticide applicator database.

NJ Tenant Rights for Bed Bugs

New Jersey's landlord-tenant law requires landlords to maintain habitable conditions, including pest control. The implied warranty of habitability (established in Marini v. Ireland) has been applied by NJ courts to bed bug infestations originating outside the tenant's unit.

Practical steps for NJ tenants:

  1. Notify your landlord in writing (email is sufficient) immediately upon discovery
  2. Request inspection and treatment within 14 days
  3. If landlord doesn't respond, file a complaint with your municipal code enforcement office
  4. Document all out-of-pocket expenses β€” laundry costs, replacement bedding, temporary accommodation
  5. Contact Legal Services of New Jersey (lsnj.org) for free legal assistance if the landlord refuses remediation
